When we are replacing a lawn that struggled, we take time to understand why it got that way when that history matters—disease or pest damage, Bermuda where there was not enough sun, erosion, thin failing turf, or years of stress. Addressing those issues before install is how you avoid repeating the same thin spots. When you are starting new or expanding, we still walk the yard to assess sun, soil, and drainage so the grass has a fair chance from day one. Either path: we prep for success, then we install.

A Level Lawns sod assessment looks at the whole site, not just square footage—whether you are greening a new yard, expanding an existing lawn, or replacing turf:

Which sod varieties will grow and thrive in those conditions—not merely survive
That last distinction matters on new installs and expansions as much as on replacements. Bermuda that only “survives” in marginal shade often struggles with heat stress and fungus that is hard to repair naturally. Zoysia may be the honest switch when Bermuda never had a chance due to shade. Sometimes the honest answer is that living grass will not thrive in a strip along the side of your house or corner of a deck—and synthetic turf is the better long-term path. We would rather say that on assessment than sell sod into a hopeless situation.
Because grading, sod, and hardscaping almost always need eyes on the ground, we measure and assess on site. Photos help; they do not replace walking the property.
Prep before the grass: kill, scrape, soil—and never on hard clay
Once scope is clear, prep usually starts by killing existing grass and weeds with a non-selective herbicide (when there is turf or vegetation to clear), then scraping and hauling off the old material. On bare or new-build ground, we still shape and prep the base before sod. We use the tools the job needs—shovels, mini loaders, sod cutters, and sometimes a Bobcat—so the site is a clean, workable start before new sod goes down.
We never install new sod directly on hard Georgia clay. Companies that do that are cutting corners for price. You pay later with thin grass, shallow roots, and problem spots that show up again. Level Lawns always brings in a combination of healthy topsoil and/or sod dressing (a sand/compost mix) for fine grading and root-zone prep—on new lawns, expansions, and replacements alike. Prep and base are as important as the grass itself: clean out when needed, replace and/or supplement the soil, fine grade by hand before any sod goes down. Depending on install size, that prep can take a few hours or a few days. We do not rush past the base to hit a low number.
Drainage, grading, and irrigation timing before new sod
If water sits, sheets off, or erodes the grade, new sod will inherit those problems—whether this is your first lawn or a do-over. We may recommend drainage or grading work first so the new lawn has a surface and water path that support it. Level Lawns has options and experience for that work—see Grading & Drainage.
Timing with irrigation matters too. New sod needs regular water. When a property needs sprinklers, we sometimes work with irrigation partners to install irrigation first—good timing before sod that depends on consistent moisture while it roots. Sequencing drainage, grade, irrigation, then sod is how you protect the investment instead of watering a poorly prepared surface.
Fresh sod quality: farm to property, harvest to watered-in
Quality sod is fresh sod. We work to get grass from farm to property usually within 24 hours of harvest. Ideally, sod is less than 24 hours from harvest to watered into your lawn. Logistics sometimes mean a day or so of careful holding—we manage that to preserve quality, not leave pallets baking on a lot.
We work with a variety of suppliers and farms for dependable quality. Billboard presence and retail branding do not equal consistent quality. If quality is suffering or harvests are not up to standard, we find another option—we are not locked to one supplier. Relationships with brokers and farms who will say honestly, for example, “don’t take the Zoysia this week, it’s been too wet,” matter more than a logo on a truck that delivers the grass.
Experience shows up in ordering: we order and install the best quality option available for your job—not always the cheapest. Harvesting is unique to how farms operate: most operations harvest in the afternoons and deliver overnight; Level Lawns arrives in the morning and installs right away so the grass spends as little time waiting as possible.
We can source most varieties quickly when the site needs them. Freshness and honest quality still come first.
Bermuda vs Zoysia: matching variety to sun, goals, and budget
Most installs are Bermuda or Zoysia. We can source and install almost anything, but these are the workhorses for Metro Atlanta—and we advise based on your conditions and budget, not a one-size pallet. That advice applies whether you are planting a new yard, expanding, or replacing.
Bermuda - Several hybrid varieties exist, each with different strengths. The variety we install most commonly is TifTuf Bermuda—strong heat and drought tolerance, and a little more shade tolerance than common Bermuda. Bermuda still needs roughly 8+ hours of sun to thrive. It will survive on about 6+ hours, but thriving and surviving are different. Shady Bermuda under heat stress and fungus damage is hard to repair naturally—that is often when we talk Zoysia instead. If you've got full sun the conversation usually starts and ends with Bermuda in the Metro Atlanta area. When cared for properly, Bermuda can look amazing...just take a look at the fairways on the local golf course...that's most likely Bermuda!
Zoysia - More shade tolerant than Bermuda, often associated with that "carpet-like" soft texture, slower growing, with thin-blade and medium-blade subtypes:
Thin blade: Zeon and Emerald are popular; we also do a lot of Zorro (similar thin-blade look to Zeon, with even better shade tolerance)
Medium blade: Meyer and Zenith—heartier options that are more draught tolerant.
Your yard, budget, preferences, and our experience on North Metro sites determine the best fit for your goals. We will say when a variety will look good on install day but struggle by midsummer.
How we install: seams, compaction, and aftercare
Install quality is visible in the surface and the seams. We aim for a smooth surface and tight seams. Sod expands and contracts with temperature and moisture, and field conditions can mean a fatter or thinner soil cut on the pallet—that is normal. Some surface variation after install is possible; healthy turf installed well and set up to thrive is the goal, as smooth as we can make it. If your expectation is reel-mow ready in about 4–6 weeks, we can aim for that. We have done “reel ready” installs many times when that is the goal and the site and budget supports it.
After the sod is down, we use weighted sod rolls to smooth and compact, then clean up the site. We share aftercare clearly: watering, mowing, and chemical treatments so the new lawn roots in and stays on track.

Matching existing lawns: close, honest, not magical
When we patch into or expand an existing lawn, we usually get very close. Living plants are not paint chips. A lawn installed 5, 10, or 20 years ago—labeled “common Bermuda” or a specific Zoysia—may look slightly different today. Cultivators and farms grow evolving hybrids; properties stay the same while the look can differ slightly. Perfect invisible matches are hard, but time and growth will smooth transitions over a few seasons and blend very well. Level Lawns is experienced and honest when patching into an existing lawn—we set expectations before we cut, not after you notice the blend.

FAQ: sod installation in Metro Atlanta
How much does sod installation cost?
Sod installation is quoted after onsite assessment. Scope depends on turf area, how much kill/scrape and soil replacement you need, drainage or grading, variety, access, and whether irrigation timing is part of the plan. We do not publish a fake per-square-foot internet rate or invent a starting dollar figure—accurate measure and prep keep cost aligned with a lawn that lasts, whether it is a new install, expansion, or replacement.
Do you quote sod from satellite or photos alone?
Almost never for a firm sod scope. Grading, sod, and hardscaping almost always need an onsite visit. Photos and video help us prepare; they do not replace walking the lawn to check sun, drainage, and soil conditions. There are many factors that can make or break an installation and we would rather assess and offer the options we recommend than cut corners and hit a price point.
Do you only replace failed lawns—or do new installs and expansions too?
Both. We install sod for brand-new lawns, expansions into bare or unfinished areas, and replacements when turf has thinned or failed. Assessment and prep matter in every case so the grass thrives.
Why won’t you install sod on hard clay?
Because it fails. New sod on hard Georgia clay grows thin, roots shallow, and recreates problem spots. We bring in topsoil and/or sod dressing (sand/compost mix) for fine grading and root-zone prep—and we can upgrade to soil conditioner when it fits. Prep and base matter as much as the grass on every job.
How fresh is the sod?
We work for farm-to-property delivery usually within 24 hours of harvest, and ideally less than 24 hours from harvest to watered into the lawn. Morning install after overnight farm logistics is how we keep quality high. We are not locked to one supplier if harvest quality slips. For smaller installs, we pickup directly from suppliers, usually early in the morning as the truck from the field is unloading straight onto our trucks and/or trailers.
What varieties do you install most?
Most commonly Bermuda or Zoysia. For Bermuda, TifTuf is our most common hybrid (heat/drought tolerance, a little more shade than common Bermuda). For Zoysia: thin-blade Zeon, Emerald, and Zorro; medium-blade Meyer and Zenith. We advise from your sunlight coverage, site, budget, and goals—and we can source most other varieties when needed.
Can you match my existing lawn perfectly?
We usually get very close. Perfect matches are hard because living turf and farm hybrids change over years. We are honest about that when patching into or expanding an established lawn. If the lawn was installed recently and you know the source/type, we always try to buy from the same grower!
Will you recommend drainage or irrigation before sod?
When the site needs it, yes. Drainage/grading may come first so the new lawn is supported. We sometimes coordinate with irrigation partners to install sprinklers before sod that needs regular water. Sequencing protects the install—new build, expansion, or replacement.
What about aftercare?
We share watering, mowing, and chemical aftercare after install. Weighted rolls smooth and compact; cleanup is part of the finish. Top dressing the following season is often a smart follow-on for surface refinement.
When is synthetic turf the better answer?
When grass will not thrive—chronic shade, repeated failure, or strips that keep beating living turf. We would rather point you to Synthetic Turf than sell another sod cycle into a losing site.
